~ Disclosure ~
Every cloud has some rain in it. Since the houses and property are being sold "as is," a disclosure is required. We do not know how old the roof is... it was on when we bought this house 3 years ago. It is in good condition and there are ridge vents to extend the roof life. The central heat and air units are gas heat/electric air and the one for the downstairs needs new low-voltage components.

The septic tank is 1,100 gallons. However if it should ever be necessary, the drain field cannot be enlarged due to the layout of the property and creek. For this reason, the property commercial uses cannot include ANY *OPEN* food or beverage, day care or medical. Pre-packaged, sealed foods are permissable.

Commercial uses of this property (that only require an occupational permit, not a health inspection) include:

  • Hardware store
  • Bait store
  • Used-car lot
  • Cabinet shop
  • Machine shop
  • Boat/RV storage
  • fabric store
  • Individual storage rental
Because this store is 8 miles from the nearest small town and on a heavily-trafficked road (and on a common route to a nearby lake), a bait store, RV/boat storage, or hardware store would probably do well.

Despite the few setbacks this is a terrific property with commercial-use potential.
